On-call agreements instead of a maintenance hire

Below a certain portfolio size, a full-time maintenance person is a lot of fixed cost for work that arrives unevenly. An on-call agreement gives you the same coverage as variable cost: a defined response commitment, an agreed rate card so nothing has to be renegotiated at 11 pm, and a spend limit we can act under without chasing you for approval on a forty dollar door closer.

Above that limit, you get a call before anything is committed. Most operators set the threshold somewhere that lets routine faults clear themselves without a conversation.

Work that happens when you are closed

Painting a sales floor, replacing flooring, servicing a washroom or swapping light fittings during trading hours costs you more in disruption than the work costs to do. Most of our commercial work is scheduled overnight, early morning, or on your quietest day.

For restaurants that generally means after close and before the morning prep. For retail it is usually overnight, with the space handed back clean and trading-ready. For offices, weekends. We plan around your hours, not ours.

Multi-site work with one point of contact

If you run several locations across the GTA, the operational problem is rarely the repairs themselves, it is coordination: a different contractor in every town, different rates, different standards, different invoicing, and you in the middle of all of it.

We handle rollouts and repeat programmes across multiple sites: fixture and display installation, refresh work, signage support, and the same specification applied consistently at each location. You deal with one contact and get one consistent standard, whether the site is in Newmarket, Mississauga or Oshawa.

Documentation your finance team will accept

Commercial work generates paperwork requirements that residential does not. Certificates of insurance for property managers and landlords. Purchase order references on invoices. Itemised billing by site and by cost centre. Photographs before and after for anything being billed back to a tenant or a franchisor.

We would rather set that up at the start of the relationship than argue about it at month end.

What does an on-call maintenance agreement include?

A defined response commitment, an agreed rate card so pricing is settled in advance, and a spend threshold we can work under without seeking approval each time. Anything above that threshold gets a call first. The specifics are set to your portfolio rather than sold as a fixed package.

Can work be done outside our trading hours?

Yes, and most of our commercial work is. Overnight for retail, after close for restaurants, weekends for offices. The space is handed back clean and ready to trade. Scheduling around your hours is standard, not a premium extra.

Do you cover multiple sites across the GTA?

Yes. Multi-site coordination is a core part of the commercial side: rollouts, refreshes, fixture installation and repeat maintenance programmes with the same specification applied at each location, from York Region through Toronto and out to Peel and Durham.

Can you provide a certificate of insurance for our landlord?

Yes. Certificates of insurance for property managers, landlords and building management are routine and we can issue them before work is scheduled. Tell us the requirement when you set the account up.

How is commercial work invoiced?

Itemised by site, with purchase order references where you use them, and split by cost centre if that is how your finance team needs it. For work being billed back to a tenant or franchisor we include before and after photographs as standard.
